Ginochio Master Suite Room Addition

This home is influenced by a blend of modern and art deco styles. To help keep the design flow from the existing portion of the house, the original architectural band at the eaves and rounded bullnose stucco corners at the recessed windows were included on the addition. This home includes many green and energy efficient features such as repurposing the garage roof tongue and groove under the overhang of the second floor, an energy efficient ducted mini-split heating and cooling system, a space saving 96% efficient tankless water heater, insulation containing high amounts of recycled content , installing the drywall with glue and screws to form an air tight air barrier, and increasing the insulation levels above and beyond code. The homeowner received a rebate for the energy efficiency upgrades through the Energy Upgrade California Rebate program. Even though we added 500 square feet and created more energy load, the energy usage and  monthly operational costs did not increase.  Located in Naples, Long Beach, CA.
