Our Design + Build process in 3 easy steps:

Understanding your ideas, needs, and the goals you have for your home is important to us. During our initial meetings we will offer suggestions, help develop a budget goal, and understand your priorities. We will explore design suggestions and potential options. We will explain in detail how our company will work with you.
a. During the first phase we utilize computer drafted drawings to solidify design concepts and achieve the project goals while communicating cost effective design solutions. We will analyze the site conditions of your home and research the potential impact of government regulations. Once you have chosen the design concept that makes the most sense for your project we will narrow the budget goal further by providing a line item budget for each trade surrounding the construction project.
b. During the second phase we focus further on the necessary details and utilize computer drafted drawings to create a site plan, demo plan, floor plan, exterior elevations, electrical plan, and roof plan. We help you choose interior design elements and research custom material options that best fit the space and design goals. If you would like, we can go one step further and create 3D drawings to help you visualize and get a better feel for the space. Once the design and details are defined further, we will update the line item estimate to give you assurance the project is on track to meet budget. Building plans are then completed including engineering and landscape design and your building project is on our production calendar.
Once the plans are complete and you decide to move forward with your project, we will submit your project to the city for approval. Depending on the size and scope of your project, this process can take as little as days or up to several months. We handle all the details and interface with the city and associated agencies to get the permit(s) issued. Weeks before your start date, communication will increase and project details will be discussed. On the start date we will meet on-site to introduce you to our construction team, discuss construction and dust/refuse control, review the construction plan, and start construction. A construction manager will be on-site several times a week and will be communicating daily with your foreman. A construction trade schedule will easily show the who, what, and when of your remodel. Once the project is nearing completion, details are addressed, we finalize our punch lists, and we meet with you to discuss the final product and walk you through of how things work and go over expected maintenance and care of your new living space.
